Simple Cipher

Denver, Colorado

AI that fits how real estate actually works.

Most AI advice for this industry is written by people who have never been through a transaction. Simple Cipher is the other thing: practical systems for market analysis, client communication, and back-office reporting, built by a working managing broker who uses them on his own book of business first.

What I do

Four areas, all of them things I already run in production rather than things I read about.

Market intelligence

Automated market reporting built directly from MLS data — monthly trend analysis, neighborhood-level breakdowns, and client-ready summaries that would otherwise take a day to assemble by hand.

Systems & integration

Connecting the tools a brokerage already pays for — CRM, transaction management, accounting, and planning software — so data moves between them without manual re-entry.

Training & workshops

Hands-on sessions for agents and teams. Not a survey of what AI might someday do, but specific workflows people can use the following Monday.

Advisory

Independent evaluation of AI tools before a brokerage commits to one. What a product actually does, where it breaks, and whether it earns its subscription.

The approach

Real estate has a specific problem with AI: the workflows that matter most are the ones tangled up in licensed activity, fiduciary duty, and data that comes with strings attached. MLS feeds have participation agreements. Client data has privacy obligations. A tool that ignores those isn't a shortcut — it's a liability.

So the work starts with what's actually permitted and what data is actually available, then builds from there. That usually means fewer, smaller systems than people expect, aimed at the tasks that genuinely consume hours: assembling market data, drafting the same client communication for the fortieth time, and reconciling numbers across systems that don't talk to each other.

Everything gets tested on my own transactions and my own properties before it goes near anyone else's.

About

Simple Cipher is the practice of John Galloway, Managing Broker of Cross Street's Denver office. Eight years in real estate, preceded by a career in construction project management, spanning residential sales, property management, and investment across the Denver metro.

He holds a Master's in Real Estate and Infrastructure from Johns Hopkins and serves as Board Development Chair for Denver CASA.

The technical side is not theoretical. The market reporting, the CRM and accounting integrations, and the planning-system connectors described above are all systems he built and maintains.

Real estate brokerage services are provided through Cross Street, not through Simple Cipher. Simple Cipher provides technology consulting, systems integration, and training only.
